  1. What kind of pets do you allow? Do you permit exotic pets?
    We allow indoor cats. We do not allow exotic pets. (Special Needs Pets are exempt from this policy.)
  2. How many pets may I have?
    We allow a maximum of two pets per apartment home.
  3. Are there any deposits, special fees, or monthly charges to have a pet?
    We charge a $250 Non-Refundable Pet Deposit and $10 per cat, monthly fee.
  4. What must I bring with me to tour an apartment?
    We require one form of government issued photo ID to tour an apartment.
  5. What are your fees and monthly charges?
    Application fee: $45 for the first applicant and $25 for each additional applicant 18 years or older. Corporate Application Fee: $100. All application fees are Non- Refundable. Holding Fee: Non-Refundable in the amount of the first month's rent; Month-to-Month Fee: $100; Lease Termination Fee: Penalty equal to two month's rent as per current lease; Internal Transfer Fee: $450 if during the term of the lease; NSF Fee: $50; Late Fee 4% of the Rent
  6. What are the income and credit qualifications?
    The Income Qualifications are $47,000 per year for a one-bedroom apartment and $54,000 per year for a two-bedroom apartment. A credit history depicting any of the following may be grounds for denial: a) Unpaid liens or judgments. b) Bankruptcy, unless applicant can provide verification that positive credit has been re-established and maintained after three years of discharge. c) We use a statistically validated scoring model, which measures each applicants risk in terms of paying their monthly
  7. What is acceptable “proof of income” to sign a lease?
    The last 30-days of pay stubs, most recent Federal Income Tax Returns or an Offer Letter which includes a start date and agreed-upon salary (Must be signed and dated by new employer.)
  8. What happens if I qualify for an apartment, but my roommate does not?
    If one of the applicants does not qualify, the application can still be approved if the other applicant completely qualifies on his own. The applicant who does not qualify could be listed as an Occupant Only on the lease as long as they pass the criminal background investigation. (We do not permit anyone who does not pass this investigation to live in the Community regardless of other qualifications.)
  9. Is my security deposit totally refundable?
    Security Deposits are totally refundable, however, before a refund is mailed back to you, outstanding charges including those from your account ledger or damages and cleaning charges for the apartment will be deducted. You will receive a complete accounting of the disposition of your Security Deposit, in writing, within 30-days of the last day of your lease.
  10. If I get a job transfer, can I break the lease?
    If for any reason you must break your lease, during the term of the lease, we require that you give us a 30-day written notice (full calendar month) to vacate and pay a Lease Termination fee equal to two-month’s current rent.
  11. Can I change to a month-to-month lease plan after my first year?
    After your first 12-month lease you can remain in your apartment on a month-to-month lease. You will be charged an additional $100.00 month-to-month fee in addition to your rent and any increase in rent which may have occurred during your lease term.
  12. What utilities are included in my lease?
    Heat, Hot Water, Cold Water, Sewer and Trash Removal are all included in your rent.
  13. How long is the term of the lease?
    We offer 12-month leases.
  14. Do you accept leases for short terms?
    We do not offer short term leases.
  15. Am I required to have renters insurance?
    Our leases do not require that you carry renter's insurance, however, we strongly recommend that you do. You are advised that our insurance does not cover any of your personal loss and/or liability.
  16. Do you offer furnished apartments?
    We do not offer furnished apartments at this time.
  17. Do you offer corporate apartments?
    We will consider corporate apartments. Corporate lease application fees are $100.00. We have criminal background investigations on all persons living in the corporate apartment.
  18. If something needs to be repaired in my apartment, how do I report it?
    Regular maintenance should be called into the office during normal business hours. If you have a maintenance emergency after hours, please call the emergency number and the maintenance person on-call will respond to your emergency. Of course in the event of a fire, you should call 911 first, and then the Community’s emergency number.
  19. When is my rent payment due?
    Rent is due on the first of each month regardless of the day of the week the first falls on.
  20. What day of the month am I liable for a late charge?
    Late fees are accessed after 5:00 pm on the fifth of the month.
  21. Will you accept electronic payments from my bank?
    We do not accept electronic payments from your bank, however, we do accept on-line payments through www.rentpayment.com.
  22. Is there a place where I can pay my rent after office hours?
    We do have a rent payment drop box that you can use when the office is closed.
  23. There is a person who might be staying with me for a while, is that permitted by the lease?
    Certainly you may have visitors while living in your apartment home, however, anyone who stays for longer than 14-days in a 30-day period or has mail delivered to your address is considered a Resident and not a visitor. You are not permitted to allow another person to stay in your apartment without written permission from the Landlord. Local municipalities mandate the number of persons who can live in any apartment based on the number of bedrooms. We would never give permission for someone to m
  24. Do you have reserved parking?
    We do not have reserved parking.
  25. I have a motorcycle, where can I park it?
    Motorcycles and all motorized vehicles must be parked within a lined space in the parking lot.
  26. My children live with me in the summer; do I need to notify your office when they arrive?
    Anyone, including your children, who will be staying in your apartment for more than 14-consecutive days must be listed on the lease as occupants. The Landlord will never grant permission for occupants if it will constitute an over-crowing issue as mandated by local government.
  27. Can I install my satellite dish at my apartment?
    You may have a reputable satellite dish carrier install dish service at your apartment. We do have specific requirements that must be fulfilled prior to that installation. Please speak to the Property Manager to discuss these requirements prior to having an installer come to your apartment home.
  28. Do you have cable services?
    Our Community is serviced by Verizon FIOS and Cablevision.
  29. Does the property have a fitness center?
    We do not have a fitness center.
  30. Does the property have a swimming pool?
    We do not have a swimming pool.
  31. Does the property offer on-site recycling?
    Yes, we have single-stream recycling containers at each dumpster area throughout the Community.
  32. Are gas grills permitted at your property?
    We are sorry, but gas grills are not permitted. Old Bridge Township only allows charcoal grills in our Community.
  33. Is there any additional storage space available at your property?
    We do have storage lockers available for rent in the basement of one of our buildings. Please ask the Leasing Agent for more information.
  34. Are residents permitted to paint their apartment?
    All apartments are freshly painted prior to a new Resident’s move-in. If you want to paint your apartment a different color, you must have the Landlord’s written permission to do so in advance. Permission is usually granted as long as the same type paint is used (flat / semi-gloss) and with the understanding that the Resident must put the paint back to the original color prior to vacating the apartment.
  35. Will you accept my delivery packages for me?
    We do not accept packages for Residents.
  36. Do you have a list of preferred Employers?
    We give a 5% Discount to local Police Officers and Firemen.
  37. Where do I register to Vote?
    Our Community’s Residents may register to vote at the Old Bridge Township Building at One Old Bridge Plaza, Old Bridge, NJ 08857.
  38. How is your property different from the competition?
